MOST EXPENSIVE HOUSE:

1016 Flying Fish This 5 bedroom place closed at a whopping $3,008,500. When do you suppose this particular category shifts? Ever? In 2014 there weren’t ANY houses close over $2mil. Then in 2015 11 houses went over that number. Last year….16. This is the only one over $3mil. Will there be more?

 

HIGHEST PRICE PER SQUARE FOOT:

559 TRINIDAD This 2060 sq ft house on the water sold for $2,499,900 bringing it in at a hefty $1213 per square foot. 2015 was $1144 and 2014 was $966.

 

LOWEST PRICED HOUSE:

261 PELICAN This 1890 sq ft 3 bedroom rancher sold off market in March for $1,200,000. I have no idea what issues it had since it wasn’t marketed and this was the only photo. Having said that….I’ll bet the buyer got a great deal.

 

LOWEST COST PER SQUARE FOOT:

56 PLEASANT CT This 3 bedroom fixer was uninhabitable. The whole downstairs was ripped up and missing sheetrock. It closed at $1,510,000 since it was 2410 sq ft that brings it in at $626 per square foot.

 

LONGEST ON THE MARKET:

613 PORTSMOUTH This 3 bedroom, 2.5 bath waterfront lasted 104 days on the market. Actually somewhat of an eternity around here.

 

GREATEST OVERBID:

904 ARUBA Not sure why Plum Isle is so popular for wild overbids, last year it was too, but this place sold $402,000.

 

GREATEST AMOUNT UNDER ORIGINAL LIST PRICE:

This guy again on Flying Fish. When you start at a really high price I guess there’s room to negotiate? It went $371,500 under asking and it still was the highest price in town. Any other under bid on other houses was around $100,000. About 90% of listings went well over asking.
