Happy New Year! Now lets see how we did in 2013;

 

MOST EXPENSIVE HOUSE

198 Shooting Star Isle. Wide waterfront and a big house (4340 sq ft) sold for $2,250,000. Last year’s high was a mere $1, 520,000.

 

HIGHEST PRICE PER SQUARE FOOT:

 642 Greenwich This 2240 sq ft gem on the water sold for $1,808,000. That brings it in at a whopping $807.00 per sq ft. Last years high…$679.00

LOWEST PRICED HOUSE:

676 Pilgrim. This 2 bedroom Eichler came in at $770,000. Last years low…$600,000

LOWEST COST PER SQ FT:

306  Menhaden. Listed for $899,000, it sold for $1,025,000. At 2280 sq ft that brought it in at $449.00 a sq ft. Last years low…$310.00

LONGEST ON THE MARKET:

1123 Farragut In my opinion at least, the place was over priced at $1,650,000 and finally sold for $1,560,000. It was on the market for 228 days. No other house even came close to that DOM number. Nobody else was even over 100.

GREATEST OVERBID:

621 Gloucester was a probate sale that went through a court process. The sale allowed overbids after the original offers came in. It started at $1,400,000 and finished at $2,010,000. A total overbid of $610,000. The highest ever in FC.

GREATEST AMOUNT UNDER ORIGINAL LIST PRICE:

248 Shearwater Isle This place was originally listed for $1,499,941 and sold for $1,300,000. A difference of $199,941.
