Highs & Lows 2010-Condos/Townhouses

Now the other side of the market:

MOST EXPENSIVE CONDO/TOWNHOUSE:

834 Magellan This 4 bedroom townhouse sold last March for $790,000…making it the highest priced unit in town. That’s down from $880,000 for the 2009 high.

HIGHEST PRICE PER SQUARE FOOT:

1599 Beach Park This 960 sq ft unit sold for $535,000, or $557.00 a sq ft. These are actually nice little townhouses with only onme shared wall. Oddly enough, it beats last years high of $521.00 at a Bayfront Court townhouse.

LOWEST PRICED CONDO/TOWNHOUSE:

1191 Compass #210 This 1 bedroom condo at Marina Point went for $294,500.

LOWEST PRICE PER SQUARE FOOT:

Big surprise…720 Promontory Point#2201 . Once again bringing up the rear…although this number, $268.00 per sq ft is even lower than it was last year at $285.00.

LONGEST ON THE MARKET:

880 Meridian Bay#309 Another high HOA property that’s been somewhat difficult to sell. This unit was on the market for 250 days.

GREATEST OVERBID:

1002 Gull This unit actually sold for $72,000 over asking in March. Not bad!!

GREATEST AMOUNT UNDER ORIGINAL LIST PRICE:

851 Carina This bank owned foreclosure at Isle Cove actually came down $109,400…ultimately selling for $465,500. A really good price.
