I don’t know…but it sure seems slow to me from the standpoint of sales in Foster City right now. Often, however, what feels correct to me doesn’t necessarily reflect accurately the real market. Still…I think it’s slow. Right now there’s 29 single family homes on the market in Foster City and 48 condo/townhouses. Average days on the market for the single family is 64 and for condo/townhouses is 72. Kind of long. On top of that, there’s been 11 single family homes sold in the last 30 days and 9 condo/townhouses.

Those ratios sure seem to favor buyers if you ask me. There’s plenty of inventory, limited number of sales and a whole bunch of nervous sellers who want an offer now. Sorry for the sales pitch but methinks it’s a good time to write an offer. Pardon my self interest…but it’s true.

Here’s a few new places that came up that seem worth a look to me:

974 Crane listed by Que Foor of Alain Pinel for $938,000. This is about as nice an Eichler as you’re about to see. 2246 sq ft 3 and 2 that’s super duper upgraded. Kind of high as Eichlers go but these upgrades are impressive.

1027 Lark listed by Mike Roza of Re/Max Star for $609,000. Nice and neat and priced well. This 3 bedroom, 2.5 bath unit is really cute and shows well.

1045 Helm listed by Brandon Denman of Pacific Coast RE for $499,000. OK, it’s a short sale! What a price though for Bayfront Court! It’s a 2 bedroom…so what! If you got it for that price it’s a steal…if you can hang with the short sale process.

Let’s see how long it takes to loosen up. Sooner or later it will!
