It’s Foundational

This post has been coming for a long time, and on this topic I want to be really clear. 1) foundation problems are common in Foster City and 2) those foundation problems are not a reason to avoid purchasing a home in Foster City. For several years, many many homes have had issues with their foundations in this area. I met an engineer once who told me that he had fixed 60 foundations in Foster City over the years. I’m not an engineer, but as I understand it the majority of issues come from exposed rebar that’s rusted over time, has expanded and then cracks or breaks up the concrete around it. I’ve also heard that the high sodium content in the Foster City landfill impacts this rusting problem a bunch. The photo above is a typical example. The pieces on the right have fallen away from the rest of the foundation and the rusted rebar is obvious. The weakened condition of a foundation with this type of problem theoretically has an adverse effect on it’s seismic stability.

Several contractors or engineers have made a good business out of resolving these issues. The fix on the foundation pictured above is slightly under $24,000. If you’re looking at a hillside property in San Mateo, Belmont or San Carlos you could easily find drainage issues that can have similar expense and that certainly doesn’t prevent people from buying homes in those locations. Foundation problems in Foster City are correctable and shouldn’t frighten anyone out of buying here.

It is wise, however, for a buyer to be diligent in inspecting the home they are purchasing…and that means hiring an engineer or qualified foundation contractor (one who has experience with this type of issue in Foster City is best) to inspect this area. Most property inspections will note rusted rebar if found but not go any further in explaining a solution for it. Be proactive, if there’s even a hint of a problem on a report get further inspection.

I’ve got these great clients that are relocating from San Diego and they always seem to remind me just how differently we do things around here. First of all…the prices are sure a whole lot higher than just about everywhere else. Maybe that goes without saying, but there are many other ways we’re extraordinary. Take the disclosures and inspections for example. These folks were not familiar with the local custom of disclosure packets for buyer review prior to writing offers and so I gave them some history. Once upon a time when you looked at a house, and had interest in it, you made an offer that included contingencies which allowed you to inspect the home. After you ratified a contract you got the sellers disclosures and you initiated those inspections…which you paid for. If and when you found something troublesome on a report you wrote an addendum to the contract that asked the seller to repair or resolve said issues.

When this market started to really heat up, maybe 10 years ago now, listing agents realized that they had quite a bit of leverage over this process. When multiple buyers were competing for a house there would be a reasonable expectation that the buyer could enhance their offer by accepting the property in “As Is” condition. In order to facilitate that possibility sellers began initiating the inspections themselves and placed them, along with all of the other mandatory disclosures into an envelope (and later online) that interested buyers could examine prior to writing their offer. The sole purpose of that detailed disclosure was to extract the cleanest possible offer from that buyer…who would know going in whatever issues were present at the home.

As it turned out, this worked pretty well for the seller. In fact, a seller would make a significant mistake not to have their own inspections up front. In those cases when the seller elected not to do their own inspections the leverage shifted clearly to the buyer. If a buyer ratify’s with that seller, does their own inspections and finds issues that need resolution the seller often could need to address those issues and fix them. If they don’t, and the buyer backs out, the seller has to put the property back on the market and disclose this new information…often to the detriment of the value of the property. In my mind it’s better to know in advance what’s going on with the property and negotiate from that position.

Of course, as a buyer you still have the opportunity to do your own inspections. If it makes you sleep better at night, go for it. My experience is that there’s not that many pest and property inspectors around this area. It’s not an uncommon experience for me to see that a seller has used the same inspectors I always use and it’s kind of hard for me to recommend that a buyer I’m working with get more inspections (a total expense of about $750.00) when the seller’s already used my guys. Anyway, it’s up to you. Just a little history today.

Reality Bites

That’s a photo of one of our new 8 week old kittens, his name is Marble. Pretty cute, huh? We got two of them and our girls are freaking out they’re so happy! Of course Marble and his brother have absolutely nothing to do with this post…it’s just that kittens make everything feel better somehow. I say that because my broker informed us yesterday afternoon that they are closing our Foster City Re/Max office effective at the end of this month. I think there may be a couple of very small realty shops still left in Foster City…but I could be wrong about that. None of the larger franchise or corporate real estate brokerages have offices in Foster City any more.

To give you an idea of the thinking here, in 2005 the San Carlos and Foster City Re/Max offices closed 1480 transactions.  In 2008 the combined total was 480. Year to date through July 6 the combined total is 194, most of them in San Carlos. Interestingly, Re/Max Today has been, and still is today, the top producing real estate office in San Mateo County. There’s over 1000 real estate offices in San Mateo county and only 30 of them averaged 10 transactions a month in the first quarter of 2009. It was a really, really slow start to this year. It’s understandable to me that my broker would have to close this office. All of the agents and staff will be moving to San Carlos and some may elect to work from home using San Carlos as a base. Nevertheless, it’s sad that Foster City can’t support one single real estate office.

Anyway, if we meet in the future maybe we can meet at Starbucks if you don’t feel like traveling to San Carlos. On the other hand, San Carlos has some great restaurants! Don’t be afraid of the journey over here! You may even get to pet a kitty!

Letting The Good Times Roll

When I was a kid the 4th of July was a big deal. There always seemed to be a party to go to and certainly a big fireworks event awaited at the end of the day. Particularly into my teen years the 4th also included listening to music…hopefully (but not always!) live music. In retrospect, it seems like my friends and I went to great lengths to listen to rock music as loud as we could and finding a live band was like a quest for the holy grail. I remember one year we saw a band called Firefall at an outdoor rodeo arena in Greeley, CO on the 4th. I also remember that we sat cross legged (because none of us were smart enough to have brought a blanket!) on the venue’s dirt surface and I think I spent half of the concert clearing cow pies away from the area around us. It was charming! I don’t really remember this, but I’m sure we ate hot dogs or something that was vended there. Sounds appetizing, huh? Listening to loud rock music was COOL!

Well, Saturday (the 4th!) brought a paradigm shift. My cousin Jennifer Selvitella, insurance agent and occasional contributor to this blog, had a party at her house in Pitcairn. She had a live band in her back yard called Uncle Fungus that did Doors and Stones covers…and did it pretty darn well too! That’s Jen herself in that picture up there (the blonde behind the bush) singing back up. If you were in the area Saturday afternoon you may have heard them. Actually, if you were at Sea Cloud Park you probably heard them! Come to think of it, you probably heard them in Fremont! They were a little LOUD. None of the old farts there (me included) cared a bit. Plus, you should have seen the food! There was a caterer serving fresh fajitas plus they had crab salad, a great green salad with whole pecans, and Jen’s famous corn and black bean creation. Not to mention about 20 kinds of homemade desserts. It was a tad different from my Firefall experience with the cow pies!

Well, guess what? There were about 20 to 30 kids at this party under age 15. Guess where they were. Locked in the garage watching the Disney Channel! When I opened the door to check on my kids everyone there covered their ears (sort of like my parents did in 1976) and demanded the door be shut immediately. They didn’t like that loud racket, dontcha know! It was much cooler to watch a rerun of “Haunted Mansion” than to listen to Uncle Fungus break down Jumpin Jack Flash. This younger generation are a bunch of boring stiffs…if you ask me!

Of course, Friday’s photo was the Post Office on Shell at Charter Square. Interestingly, most of the correct answers, 15 of 22, came on Saturday or Sunday. Also interesting was the photo finish we had to find a winner on Friday. First timer Jeff Deeney beat Eugene Berman by about a 10th of a second to grab the $30.00 gift certificate to ABC Seafood at the Metro Center. Congratulations Jeff! Sorry Eugene! Also arriving with the correct answer was Rowena, Mike, Edna, Alex O, Deepa, Mr. Toler himself, Asif, Michelle Kwok, Amruta, Michael, Dolph Meyerson, Carol, Deborah Yeung, Bill, Angela and Pradeep.
