Boat Park

Now this may very well be the most popular park in town! Every time I’ve been there it’s been busy…people and dogs running amok (so to speak). I’m not sure who came up with this idea but it was a great one! Plus the park is also the home of a boat launching area, thus the official name, but most peolpe call this the “Dog Park”. In addition to the dogs and boats, there’s also a picnic area on it’s 3.2 acre site. Here’s a map:

Delay of Game

The folks that were planning to make the move into the new Mirabella community that is planned on the big 15 acre site, or Parkview Plaza received a letter a few weeks ago announcing that the project is going to experience a delay for at least a year due to our current economic climate. The sales staff isn’t functioning there anymore and the folks who have made deposits are entitled to change their minds at this point and get refunds.

I guess the cynical part of me thinks, Oh no…is this thing ever going to happen? I really do hope so. It’s understandable that in this environment, obtaining financing and boldly moving forward with projects the size of this one could be delayed. I’ve been on record as favoring this project, it’s going to be great for the community…and I’m tired of that big vacant lot! This artist’s depiction sure makes the project look good, doesn’t it? 893 Erickson I know I’m beating a semi dead horse here, but this is the first year in at least the last 10 years that Promontory Point hasn’t had the highest selling unit in Foster City. This listing on Erickson was truly stunning…a very nice home, it closed at $879,500.

4102 Admiralty Lane The power of a foreclosure deal. This 1 bedroom unit closed escrow at $280,000, a 2001 price…but don’t look now! There’s another foreclosure currently in escrow that was listed for $256,000. it’ll be interesting to see where that one closes!

I guess the relevance of all of these figures could be argued endlessly, but I still think it’s kind of interesting to see them…no matter what points we arrive at as a result of them.

Funky Foto Contest Winner Week 38

Well, that was kind of fun! Plenty of participants. The answer, of course, is the awning at the Metro Center, and the actual photo was in fact taken just outside of Turtle Bay. Coming in first was Bill Hastings who nabs the $30.00 gift card to Subway, but he got there just seconds before Erika Jahnke. It was sort of a photo finish! Also answering correctly was Larissa, Linda, Asif, Ryan, Koen, Angela, AR, Rosa Lee, Guru, Sathish, Ed, and Ranjana. Great job you guys! Come back this Friday when we’ll do it all again.

Leo Ryan Park

It’s one of the big ones, that’s for sure. Almost 21 acres of just about everything, Leo Ryan Park boasts a wonderful amphitheater, a gorgeous waterfront, lot’s of open green grass, a terrific central location, bocce courts, the community center, a boat launch, and the soon to be “Vibe” teen center. It’s an impressive place and it’s located right on E. Hillsdale across from the Metro Center between Edgewater and Shell. Here’s a map:

Funky Foto Contest Week 38

We’re back!! After a month long hiatus it’s time again for the wild and crazy…funky foto contest! (Well, maybe not really that wild and crazy…but what the heck!) This week we’re going with a sort of obvious one…I think? The question is, where is this thing? I think it’s really sort of a landmark. This weeks winner receives a $30.00 gift card to Subway over at the Edgewater Place.  For those of you new to this contest, all the rules of the road are available to view on the bar above as well as on the left hand margin. Highs and Lows…Houses

I thought it would be sort of fun to look at some 2008 milestone winners for single family homes in Foster City and offer small commentary along with them. Nothing wrong with any of these houses, but it’s kind of interesting to note some facts about them. Here we go!

MOST EXPENSIVE HOUSE:

HIGHEST PRICE PER SQUARE FEET:

642 Greenwich Another really fabulous waterfront! It came in at $729.00 per square feet. Matsonia came in at $549.00.

LOWEST PRICED HOUSE:

Like I said, kind of interesting, huh? With all of this information and $3.50 you can buy a latte at Starbucks. Still, it’s fun to look at.

Foster City 2008 Condo/Townhouse Statistics

Since I’m yaking about Foster City statistics it’s probably not a bad idea to add to the discussion with what happened with condo/townhouses in 2008. This category has taken a bigger hit than single family homes but it’s still significantly better than the media’s representation of the marketplace.  Again, in a nutshell…

In 2007 166  Condo/Townhouses sold, in 2008 103  Condo/Townhouses sold (-37.9%)

In 2007 the average sale price for condo/townhouses in Foster City was $692,140, in 2008 it was $637,436. (-7.9%)

Average days on the market in this category in 2007 were 42, whereas in 2008 it was 55.

Interestingly enough, a very large part of the 7.9% reduction in sales price is the result of the painfull lack of sales at Promontory Point, which had 5 sales in 2007 over $960,000. There was nothing like that in 2008 to bolster the upper end of this category. The number of units sold is a big one here and it’s sure going to be interesting to see what 2009 brings.

Just like with single family, the post September 15 market has been glacial. 20 units sold since 9/15/2008 and only 4 since November 1. Once again, consumer confidence is the biggest hurdle here as well, even though conforming interest rates being lower are going to help bring some attention to the market. It’s hard to imagine a year with 50 to 60 condo/townhouse sales and similar number for single family houses, but that’s what will happen if the 4th quarter trends continue. We’ll see!

Foster City 2008 Statistics

The year end numbers are in…and they actually turned out pretty well! Once again the numbers reflect a healthy environment in Foster City and they certainly run contrary to the perception portrayed in the media when it comes to home value analysis. I have to admit that I’ve gone over these time and again because even I fall victim to the numbers offered, almost constantly in the media. Here it is in a nutshell…

In 2007 100  Single Family Homes sold. In 2008 95 Single Family Homes sold (-5%).

In 2007 the average sale price of a single family home in Foster City was $1,157,960, in 2008 it was $1,112,816 (-3.89%)

Here’s another good one. Average days on the market in 2007=32. Average days on the market in 2008=49 (+34.6%) I don’t know, 17 extra days doesn’t seem all that bad to me.

OK, just for fun, let’s compare it to 2006! In that year there was 138 Single Family Homes sold and the average sales price was $1,148,303…so in that case we’re only down 3.0% if you compare 2008 to 2006.

In all fairness, 2008 was, in reality, January 1 thru September 15 (when the stock market tanked and the economic wheels came off). If the rest of the year included a normal 4th quarter we would have had better numbers in 2008 than in 2007. As it was only 18 single family homes sold after 9/15/08 and 11 of them sold before November 1st. Only 2 of those 18 houses sold were priced over $1,300,000…that’s a little alarming. What we have currently is a standoff between buyers and sellers.

The two biggest issues facing Foster City real estate values in 2009 are quite simply:

Consumer Confidence & Interest Rates…particularly for Jumbos.

If these two factors have some kind of resolution we could have a good year. For what it’s worth, I held open my listing on Bayview in San Carlos yesterday and had the biggest turnout I’ve had ever for that listing (at least 50 people…after 141 days on the market!) The market sure seemed to be coming out of it’s slumber to me…at least this week!
