If I live in a Condo or Townhouse, I don’t need any insurance because I have an Association…..

 

 

I am going to make this post relatively brief, which I assure you can be a daunting task for us “Minkey’s!”   If you own a condo or a townhouse (if you rent, see my previous post on renter’s insurance), you should have a separate policy for your unit, i.e. separate from your Association policy.  No, it is not required by the mortgage company, and no, it is generally not required by your Association’s master policy.  It is also not required that we have health insurance, but most of us who can afford it, still have it.  Just like your life is valuable, your investment in your home is just as valuable.

 

To clear up a few things, I will give you a bird’s eye view of what your Association policy typically covers; the overall structure of the building, such as the roof, the exterior, the siding, walkways, breezeways, often referred to as the “common areas.”  It also would cover the interior and exterior structures of any amenities such as work out rooms, rec rooms or pool areas.

 

What doesn’t it cover?  You have no coverage for your personal belongings.  You have no coverage for personal liability.  You have no coverage for the interior feature of your home, or improvements or betterments that were made by you or a previous owner.  You have no coverage for guest’s medical expenses if injured in your home.  You have no coverage for additional living expenses should you have to temporarily relocate due to a catastrophe, such as a fire in your unit. 

 

Generally speaking, an Association policy covers from the studs of the walls out, plus the above mentioned items.  You are responsible for the studs of the walls in, plus the above mentioned items.  I don’t think cost is usually a factor as to why so many customers I consult with don’t have this coverage.  It is usually because it was not something that was required at the loan document signing party as it is during a single family home purchase.  Once in the home, it becomes out of sight out of mind. So,  please make sure you have the protection you need if you are a condo or townhouse owner, as your Association will not be able to help you should a situation arise where you do not carry your own insurance policy!

City Hall

It’s all over town, actually, but this particular foto was taken of the official Foster City logo that’s above the entrance of City Hall right there on Foster City Blvd. There were some pretty good shots taken at this by alot of you but congratulations go’s to Bill Hastings who won again this week. Farragut Park

Farragut Park has a nice broad expanse of open grass area, bounded by some trees that sort of make it the perfect touch football playground…at least that’s how I would have seen it when I was 13 years old or so. It’s a really comfortable space and it has a really nicely maintained playground for the kids. It’s located at Beach Park and Farragut (where else?) Here’s the Google link:

Funky Foto Contest Week 26

This one would appear to be a little obscure…but I’ll bet it’s something most of us see all the time. Possibly every day in fact. Blog Roll

Just in case you didn’t notice I’ve added a list of other blogs on the left hand margin. The top half are blogs from around this area and, obviously, have a very local focus. Of these, I can’t tell you how crazy I am about Burbed , it’s absolutely hilarious and my goal as a real estate agent is to NEVER have one of my listings profiled there! Think of it as “The Onion” of local real estate.

In the “Other Great Blogs” category you’ll find some really interesting, and I think usefull, information on the subject of real estate. Many of them have a local connection for their individual areas but often you’ll find priciples that apply anywhere. I read most of these frequently. Some of these blogs have a specific application to real estate professionals wanting to learn more about technology (Agent Genius, Technology for Real Estate & Bloodhound Blog) but there’s a ton of useful info there. As for the others, they’re all terrific and a constant source of inspiration…but I have to single out Teresa Boardman’s St Paul Real Estate Blog because, in my opinion, it’s the very best of the best. Great stuff, I read it every day. Anyway, I hope that you enjoy some of these and I’m happy to provide links to them.

Better Grades

They’re at it again! The state of California has just released their 2008 Academic Performance Index (API) which bases how a school performs on a variety of tests. A score of 800 is considered excellent. In addition, the federal No Child Left Behind Act ranks schools by a different measure called the Adequate Yearly Progress. A rising percentage of students must score “proficient” or “advanced” on their annual state exam, in addition to other indicators, in order to be considered successful. Both of these reports have been released and, no surprise, Foster City is excellent. In fact, FC’s scores have actually risen since last time…and that was excellent too! It’s interesting to note how many of the San Mateo schools did not meet the AYP criteria, while all of the Foster City schools have. Great stuff!

Funky Foto Contest Winner Week 25

There was kind of an unnecessary hint on Saturday when we ran that Catamaran Park post, huh? I used a couple of pics taken from this bridge…and yes, it is the Shell bridge. First to answer was the ineligible Anu Ramesh, but congratulations go to first time winner Sindhu Gollamudi who chimed in with the right answer minutes later. Sindhu wins the $30.00 gift card at Baha Fresh in Parkside Towers. Catamaran Park

Maybe the most identified aspect of Foster City has been it’s gorgeous parks. Pretty much everthing you could want is available in these expansive areas and the City does a marvelous job maintaining them. Beginning today and running each Saturday for awhile FC blog will run these little photo essays about each of them. Today is the large Catamaran Park located at the corner of Shell and, where else, Catamaran. Love that waterfront too! Here’s a Google maps link for your viewing pleasure:
